The project involved the design and construction of 228,000 sqft of warehouses, across two plots, (Plots B & F) for Muse Developments Ltd. We provided the shell works inclusive of the installation of dock level access doors and sectional overhead doors.
The project achieved a BREEAM rating of Very Good with the ability for prospective tenants to upgrade to BREEAM Excellent with ease.
The buildings were constructed, predominantly in structural steelwork, corus Trisomet composite wall cladding and partial curtain walling. The steel frames are single portal frames supporting a lightweight metal composite roof formed to a dual pitch profile. Miller Construction worked with the steelwork subcontractor to redesign the steelwork originally proposed, to make it more economical.
The ground floor slabs for each building comprise of a fabric reinforced ground bearing slab and were formed with a laser screed finish, incorporating a surface hardener and anti-dust sealer. The slab is capable of carrying an imposed load of 50 kN/m2 and “back to back” racking point loads of 60kN.
Plot B comprises two industrial buildings, together with associated external works to both, including parking spaces, a yard area for articulated vehicles, landscaping and drainage. Plot B North, has a gross internal area of 16,930 sqft, including a ground level office with a gross internal floor area of 1,570 sqft. Plot B South, compromises a gross internal area of 11,530 sqft and a ground level office with a gross internal floor area 412 sqft.
Plot F comprises two distribution buildings including ground and first floor offices together with associated external works to both buildings - parking spaces, yard area for articulated vehicles, landscaping and drainage. Plot F North (Apex), has a gross internal area of 71,419 sqft, including a ground level office with a gross internal floor area of 4,208 sqft. Plot F South (Vertex), boasts a gross internal area of 128,537 sqft, including ground and first floor level office with a gross internal floor area of 4,666 sqft.
